Kingston Market Update January 5, 2023

Yesterday I heard from a client who said, “Hey, I saw this house on a realtor. What do you think of it?” And I thought I still needed to see that house. Why not? The sellers have listed with an agent who’s not from this area. So it’s listed on the Toronto board but not the Kingston board. What does that mean? Well, first of all, Kingston agents have automatic searches set up for their clients that are looking for a home. So by not listing on our board, that listing only went out to some people looking for a house in Kingston. And you might think that everyone buying homes in Kingston is from Toronto, but that’s actually not true.

According to some data

56.7% of homes bought in the front neck area, which is Kingston, were bought by people coming from the front neck area, which is Kingston. The highest group coming in is from Ottawa, Carlton, Lennox, and Addington. That thought about all buyers being in Toronto needs to be corrected. By only listing in Toronto, what does that mean? Well, it means that as a realtor, I need help seeing the additional information that’s available for that listing. It also means I can’t book an online appointment to see it. So I emailed the listing agent 24 hours ago, and I’m still waiting to hear from him on whether I can get my clients in to see this house.

Is this serving the seller?
